We already look after a real estate company's rental properties, every roof and every gutter across the portfolio, and a retirement village of 152 self contained units, again all the roofs and all the gutters.
These are houses and units, not factories, and it is the same list of jobs we do on any roof. What's different isn't the work. It's who the customer is and how long the relationship runs. A property manager isn't going to be charmed by a good quote. They keep using you or they don't, and they find out which within a season, because a roof done badly turns into a tenant ringing them about a ceiling.

You get Lewis. Not a call centre, not a different subcontractor each visit, and nobody who has to ring someone else before they can answer you. Monday to Friday, seven until four, and if he's up a ladder he'll ring you back.

Every job gets photographed, before and after, the same as we do it for a homeowner. It's what lets you show an owner why the gutters needed doing, and what settles it when somebody says a tile was already cracked.

We come out and quote it, whether it's one roof or a round of them, and the quote is free. How the billing gets split across a portfolio is worth a conversation, because every agency reconciles differently and we'd rather match how you already work.

Gutters and most exterior work don't need anyone home, so a lot of a round gets done without arranging access at all. Where it does need arranging, tell us how you want that handled.

Scheduled maintenance across the portfolio, reactive work when something lets go after a storm, or both. We already run both, on the rentals and on the village.

Public liability of $5 million through AAMI, and $5 million products liability on top. Certificate of currency on request, and you should ask for it. It's the first thing an agency wants and the last thing a dodgy operator can produce.

We're one operator. That's the whole reason the work is consistent, and it's also the limit. A hundred and fifty roofs is a season on a round, not a fortnight, and anyone who tells you otherwise is planning to put a crew on it you've never met.
So if you need a portfolio turned around to a deadline, we're the wrong call and we'll say so on the phone rather than three weeks in. What we're good at is the same properties, year after year, by someone who remembers which ones have the awkward access.
