Rebedding and repointing
The ridge capping is what fails first on a tile roof, and it's what lets the water in.

Every ridge and hip on a tile roof sits on a bed of mortar and is sealed along the edge with pointing. The bedding is structural. The pointing is the weatherproofing. Both have a life, and on most houses around here they're the oldest thing on the roof.
When the bedding goes, the capping moves. When the pointing cracks, water gets in behind it and the bedding washes out faster. You can usually see it from the ground as hairline cracks along the ridge, or bits of mortar in the gutter.
Rebedding means taking the capping off, cleaning it up, and setting it back in fresh mortar. Repointing means sealing it with a flexible compound that moves with the roof through summer and winter instead of cracking off it the way rigid sand and cement does.

Questions we get asked
How do we know if ours needs it?
Cracks along the ridge line, mortar in the gutters, or a capping that has visibly shifted. If you aren't sure, send us a photo taken from the ground with a bit of zoom and we'll tell you.
Can you just repoint without rebedding?
Sometimes. If the bedding is still solid and only the pointing has cracked, repointing alone is a real job and a lot cheaper. If the bedding has gone, pointing over it's a waste of your money and we'll say so.
Why flexible pointing?
A roof expands and contracts every day. Rigid sand and cement can't follow it, so it cracks and lets go. Flexible pointing moves with it, which is why it lasts.
