Lichen isn't dirt. It has a root system that goes into the surface of the tile, so if you only blast the top off it's back within a season, and you have driven water into the roof for nothing.

A proper clean means treating it first, letting the treatment do the work, then washing it off. Done that way the roof stays clean far longer, and if you're coating afterwards you get a surface the membrane will actually bond to.

Sometimes a clean is all a roof needs. If your tiles are sound and the pointing is fine, we'll tell you that rather than talk you into a restoration.

    A photo of the worst section tells us whether it's grime, moss or lichen, which changes the treatment.

    Treat

    The treatment goes on and is left to do its job. This is the step that stops it growing straight back.

    Wash

    High pressure, working with the fall of the roof so water goes where it should.

  4. 4

    Clear up

    Valleys, gutters and downpipes cleared of what came down, and the surrounds rinsed off.

Questions we get asked

Will pressure washing break our tiles?

Not if it's done at the right pressure by someone watching what they're doing. Old, brittle terracotta needs more care than concrete and gets it. Anything that does break gets replaced.

Do we need to coat it after cleaning?

Not necessarily. A clean on a sound roof is a legitimate job on its own. Coating is what you do when the surface has gone porous or you want to change the colour.

How often should a roof be cleaned?

It depends far more on trees and aspect than on years. A roof under gums on the south side will need it long before an open north facing one.
