Storm and leaks

Emergency make safe and tarping

If it's open to the weather, the first job is stopping more water getting in. The proper repair can wait a few days. The water can't.

After a bad night there's usually a queue, so we'll be straight with you about when we can get there. What we won't do is tell you we're on the way and then not turn up, which is the thing people in this trade do that makes us wince.

A make safe isn't a repair. It's a tarp, strapped and weighted properly so it doesn't become a sail in the next blow, over the section that's open. It buys you time to get the roof looked at and quoted without the ceiling coming down in the meantime.

What does a roof make safe involve?

A make safe covers the opening with a tarpaulin, secured against wind so it stays put, and clears anything loose that could fall or cause more damage. It's temporary by design. It stops further water entering while the permanent repair is assessed and quoted.

Does insurance cover emergency make safe work?

Many home policies include a make safe allowance because insurers would rather pay for a tarp than a ceiling. Check your policy or ring your insurer, and keep the invoice and photographs either way. Do not let the property stay open waiting for an answer.

Should we get on the roof ourselves?

No. More people are hurt tarping a roof in the wet after a storm than by the storm itself. Wet tiles, wet metal and wind are a bad combination, and a tarp that isn't secured properly will lift and take more roof with it.
